Terms and conditions

When you book directly with us, our booking terms and conditions apply. In summary:

- You are booking with Urban Hideaways Ltd. For co-hosted properties your contract is with the owner, and we act as their agent.

- The total price shown before you pay includes energy, water, broadband and a changeover clean, together with any charge that applies to your booking.

- Our standard policy is free cancellation up to 14 days before arrival, after which the booking is not refundable. A different policy applies where the property or the rate you chose says so.

- After booking you will be asked to complete pre-check-in, provide photographic identification and accept a rental agreement for the property.

- Your stay is a licence to occupy the property, not a tenancy.

- No parties or events, no smoking or vaping indoors, and the occupancy limit shown on the listing cannot be exceeded. Pets are allowed only where the listing says so.

- Where a property takes a security deposit, this is shown before you book. You are responsible for any damage caused during your stay.

- If anything is not right during your stay, please tell us straight away so we can put it right while you are there.
